NEINVER and TH Real Estate, today held the grand opening of Viladecans The Style Outlets, in Barcelona, Spain, a centre developed with an investment of more than €80m.
This is the fourth outlet owned by the Joint Venture between TH Real Estate and NEINVER, a Spanish company specialised in property investment, development and management. With this opening, NEINVER, currently Europe's second-largest operator of outlet centres, and the market leader in Spain and Poland, further strengthens its its position as a leading operator of outlet centres in Europe, now managing a total of 18 centres and 368,700 sq m of Gross Leasable Area (GLA).
Nearly a thousand people attended the grand opening, presided over by the Catalan regional minister of Planning and Sustainability, Josep Rull, with participation by Viladecans mayor Carles Ruiz; NEINVER CEO Daniel Losantos; NEINVER’s country head for Spain, Eduardo Ceballos; and TH Real Estate’s investment manager, Jamie Acheson. Catalan institutions were well represented at the event, as were institutions and agencies from Viladecans and Baix Llobregat. After the ribbon cutting, the authorities toured the new centre, which opened for business today.
During the event, Daniel Losantos, CEO of NEINVER, highlighted 'NEINVER’s firm commitment to Catalonia, a key market in our expansion and leadership strategy in the European outlet market, as part of our agreement with TH Real Estate.' He also emphasized that 'today we are celebrating the launch of Catalonia’s first The Style Outlets centre, coinciding with a key moment for us, the 20th anniversary of NEINVER bringing the outlet concept to our country.'
The Catalan regional minister of Planning and Sustainability, Josep Rull, considers Ca n’Alemany 'an example of good planning and institutional cooperation. The regional government of Catalonia (through its Department of Planning and Sustainability) and the local government of Viladecans created the conditions that attracted the sizable investment involved in The Style Outlets, which will help energise the economy and create jobs.' He also added that 'Viladecans and the Greater Barcelona area need private investment. Without it, there is no economy and there are no jobs. Our urban planning and development work helped make this possible and we are proud of that.'
Eduardo Ceballos, NEINVER country head for Spain, gave thanks for the support that institutions have provided since the start of the project, and noted 'NEINVER’s long-term dedication to ongoing cooperation with the local community, with public institutions and government, with local stakeholders and with the area’s retail and business community in this new phase.'
Carles Ruiz, mayor of Viladecans, states: 'Viladecans The Style Outlets is a new gateway to the town and a new opportunity for local entrepreneurs and jobs. Its arrival will reposition the Llobregat Delta as a tourist hub, helping us launch a sector in which we have excellent prospects, given our great natural, historical, commercial and gastronomical assets. It is also a vote of confidence in Viladecans from a company, NEINVER, that has made a large strategic investment in our town.'
David Turner, Head of European Investment at TH Real Estate, commented: 'The Outlet Mall Sector in Europe has consistently performed well over the past decade and is a format we strongly believe in for delivering strong returns for our investors. We have a strong relationship with NEINVER through our Partnership and are happy to be working with them once again to launch such a premier outlet mall.'
Jobs creation and wealth generation in the area
Viladecans The Style Outlets is NEINVER’s first project in Catalonia and its sixth in Spain, and will be built in two phases. Phase 1, delivered today, has 19,800 sq m of Gross Leasable Area (GLA), which will increase to 26,500 sq m of GLA in phase 2. The opening of the centre means the creation of 600 direct jobs that will increase to up to 1,300 jobs (direct, indirect and induced employment creation) once the second phase is opened. With an investment of more than €80m, Viladecans The Style Outlets is on track to revitalize business and attract shoppers to the city and the Baix Llobregat area.
Construction of the centre has also bolstered the economy and improved the local transport infrastructure. In the last 18 months various steps were taken to integrate the centre into Viladecans, improving the city’s development, promoting foot and bike access and creating new road infrastructure such as the C-32 viaduct and the new Vila Motorway bridge.
This outlet centre—the only one in Greater Barcelona—has a catchment area of more than 6 million residents within a 90-minute drive. The new centre has also aroused special interest among different international tour operators thanks to its range of products and strategic location. Located just 15 minutes from Barcelona and 10 minutes from El Prat airport and the cruise ship terminal, Viladecans is in a prime location near to important tourist destinations, not just in Barcelona but also on the Costa Dorada and the main attractions in Baix Llobregat.
The outlet centre’s location allows tourists to combine shopping with other activities in and around Barcelona on the same day, including natural areas in the Llobregat Delta, the Garraf Nature Reserve and the beaches of Viladecans, Gavà, Castelldefels and Sitges. The centre also offers services to attract tourists, including meeting rooms, a tourism office with information about all of Catalonia, a VAT refund service, luggage checkroom, and special group packages.
NEINVER cooperates with institutions in the county to create synergies helping to attract tourism all year and promote shopping in the area. To that end, Viladecans The Style Outlets has already been integrated into tourist products for the Baix Llobregat area and into the business tourism promotion strategy of the Baix Llobregat Tourism Consortium.

The centre will also have a Click & Collect service at the information point, where customers can pick up items they bought on The Style Outlets’ e-commerce platform, which recently began operating in Spain.
The centre has more than 1,700 parking spaces, charging stations for electric vehicles, and other facilities and services that simplify pedestrian and public-transport access, including bike parking and an area for simple bicycle repairs, a bike lane that runs directly into the city of Viladecans, a RENFE regional rail station near the centre’s entrance, and various intercity bus lines that run to various parts of the metropolitan area.
To facilitate transport, shuttle bus service connects the outlet centre to key Barcelona locales such as the Plaça de Catalunya, Plaça d’Espanya and, at the height of cruise season, the Plaça de Colom. Besides this service, the L99 bus line runs between the centre and El Prat airport every half hour.
BREEAM-certified sustainable architecture and design
Viladecans The Style Outlets was designed in compliance with efficiency and energy-saving criteria to minimise environmental and visual impact. Rainwater collection systems, use of natural light, use of neutral colours, low-impact materials and Mediterranean vegetation that consumes little water are some of the measures that helped make it the first shopping centre in Catalonia to earn BREEAM certification in its design phase.
NEINVER and TH Real Estate have conducted a restricted competition of ideas among Catalan artists and residents of Catalonia as part of its commitment to promoting artists from the regions in which it locates its centres. This centre permanently features a sculpture by Catalan artist Mayte Vieta designed expressly for Viladecans.
