Investment strategy

Focus on good quality German schemes, in sustainable logistics locations where tenant demand is proven and secure leases are in place.

Responsible Property Investment (RPI) strategy

With regard to new investment opportunities for the German Logistics Fund, issues of sustainability are met with a high degree of focus. Two of the Fund’s assets in Bad Durkheim and Winsen have been awarded DGNB Gold ratings and as we seek to deploy investment capital over the coming 12-18 months, issues of solar energy, recyclable and resource-efficient building materials, as well as the adoption of energy saving construction measures will continue to play an important role in our decision making processes.

The German Logistics Fund, a joint venture between the Frankfurt office of TH Real Estate and Palmira Capital Partners, comprises a diversified, good quality German logistics portfolio. We seek to achieve a distribution of 8.0% pa and an IRR of 8.5% pa for our German institutional investors in the Fund and have been exceeding these objectives since inception.
Peine, Peine

Logistics building in Peine, Germany

In 2013, on behalf of our German Logistics Fund (GLOF), we acquired a logistics building in Peine, Lower Saxony in Germany from property company Redevco. It represents the eighth acquisition for the Fund. The property, with a rental area of almost 60,000 sq m, consists of an existing building as well as an extension that is currently under construction. The facility contains 85 loading bays as well as 299 parking spaces. It is let to C&A Mode GmbH &Co. The German Logistics Fund is a partnership between our German Property Business and Palmira Capital Partner, a specialist in logistic real estate acting as Investment Advisor.
