​There’s a new benchmark which could tell you just that – the Real Estate Environmental Benchmark, comparing the running costs of offices and shopping centres in the UK.

The Benchmark is the result of a collaboration between the Better Buildings Partnership, of which Henderson is a member, and Upstream Sustainability Services at Jones Lang LaSalle. The two have joined together to create the largest environmental performance benchmark for commercial property in the UK, with nearly 500 office and retail assets covering nearly 7 million sq ft and 400,000 tonnes of carbon emissions.

Based on data collected from many of the UK’s largest REITS and investors, the energy, water and waste benchmarks are publicly and freely available. This means that property owners, managers and occupiers across the country can use them to compare how their own property is performing.

A typical air conditioned UK office costs £3 per sq ft in energy use, but hidden behind that average, the most efficient and best-managed buildings in the Benchmark are spending 50% less on energy than the poorest performing properties. Which would you rather take a lease on, or invest your money in, given that energy prices are set to double in the next 5-10 years?

The Benchmark can help you identify the less efficient buildings in a portfolio and set targets for making improvements. You can also use it to demonstrate lower running costs and better environmental management to key stakeholders such as occupiers.
