Winchester Silver Hill inquiry closes

Henderson Global Investor’s c. £12.3 billion Property Business has agreed a preletting with Sainsbury’s for a new store within its Silver Hill scheme in Winchester. Sainsbury’s has agreed a 25 year lease for a purpose built store of c. 18.500 sq ft.

Henderson has been working with Sainsbury’s to secure their future in Winchester since announcing plans for the Silver Hill redevelopment and are pleased to have been able to overcome Sainsbury’s objection to the CPO. The Public Inquiry relating to this has now closed and the Secretary of State’s Decision regarding confirmation of the Order is anticipated by the end of the year.

We are confident that the relocation to the purpose built modern store within the Silver Hill scheme will be welcomed by Sainsbury’s customers who will be able to enjoy easy access from the new purpose built scheme car park.”

Henderson is now ready to progress with its investment in the Silver Hill scheme. The scheme covers approximately one quarter of Winchester and is the largest single development in the area since the Brooks Centre was built in the 1980’s. The design for the scheme, which will retain original architects – Allies & Morrison, will be built to complement the character of the current architecture of the town, providing a gross external area of c. 630,000 sq ft.

The development comprises an open retail and residential scheme constructed around a network of streets which will integrate into the existing High street and Broadway. Uses will also include a new public car and bus interchange. The site comprises 6 acres of land in the heart of the City centre which currently comprise private surface car parking, the Bus station and miscellaneous poor quality buildings constructed in the 1950’s and 60’s.
