TH Real Estate and Unibail-Rodamco Germany launch second phase of modernising Gropius Passagen


In late 2016, TH Real Estate and Unibail-Rodamco Germany, on behalf of a private client, kicked off the second phase of comprehensive modernisation works at the Gropius Passagen shopping centre.

Originally opened in 1969, Gropius Passagen is located in Berlin-Neukölln, and covers a floor area of 93,500 sq m (c.1,006,425 sq ft). In the coming months, large parts of the city's biggest mall will be modernised and its pedestrian wayfinding simplified. The construction work will involve large tracts of the existing mall sections. In addition, a new retail area in the Northern section of the mall, called 'North Island' will be developed across from the Galeria Kaufhof department store. This complex, with roughly 30 lock-up retail units, is expected to open in the fall of 2017. Shoppers will have unrestricted access to all areas of the shopping centre throughout the entire construction phase, and the familiar passageway will remain in use as is.

The second construction phase now underway comes in the wake of the installation of a 'Fashion Mall' on the ground floor, which opened in late 2015. Once completed, it will be succeeded by a third and final modernisation phase that includes the restructuring of the southern part and the addition of a food court. TH Real Estate and Unibail Rodamco Germany, on behalf of their client, are investing a significant amount in the modernisation and transformation of Gropius-Passagen, with overall completion of the project scheduled for 2019.

"Our idea behind the structural alteration is to enhance the shopping experience and the quality of visit," said Volker Ahlefeld, Centre Manager at Gropius Passagen.

The concept was developed by 'Saguez & Partners' (interior design) in Paris and 'Aukett und Heese' (architecture) in Berlin. A new light concept employing natural light, lends a transparent and warm ambience to the mall. The use of high-spec materials, the overhauled entrance areas, store façades extending across two floors, and expansive circulation areas for things such as quiet zones, will make the shopping centre as a whole more spacious. The focus of Gropius Passagen is on the fashion and lifestyle sub-sectors.
