Mike Keogh More than ever, investors are navigating through a sea of geo-political uncertainty, protectionism talk, divergent central bank policy, and elevated valuations. Whether the global economy ‘normalises’ after unprecedented policy action following the financial crisis, or adapts to a ‘new normal’, it will largely reflect the unknown consequences of globalisation, demographic change and technology.
THINK Hong Kong: Housing matters Asia-Pacific Harry Tan Harry Tan, Head of Research, Asia-Pacific expands on Hong Kong's housing market and economy.
THINK US: Apartment seasoning - a recipe for better investment performance? US Multifamily residential Shannon Wright In this THINK US research report, we discuss the balance between too much, or too little 'seasoning' for institutional apartment investors, by examining the relationship between apartment seasoning, measured by property age and total return investment performance.
Future of real estate: Tips and trendspotting Stefan Wundrak Stefan Wundrak (Head of European Research) elaborates on six of the cutting-edge features of the near future, as featured in Estates Gazette's spring edition of the Global Investor Guide.
THINK US: Student housing – a sizeable and growing niche investment opportunity US Thomas Park In our latest research report ‘THINK US: Student housing’, we highlight how institutional interest and investment in the sector is growing, and totalled c.$9bn in 2016. We examine the favourable demographic trends, which underpin demand and strategies for success in the sector.

Alice Breheny In our most recent research report, examining increasingly complex market dynamics and evolving investor requirements for global real estate, Alice Breheny, Head of Global Research, argues that understanding local, long-term structural trends is key to preserving value and unlocking performance growth in cities throughout the US, Europe and Asia-Pacific.
Centres of excellence Alice Breheny We are proud to have sponsored Estate Gazette's Spring edition of the Global Investor Guide, in which we discuss why smart investors, should seek out the best cities, rather than the best countries when looking for the most competitive places to put their money.
THINK US: The impact of rising interest rates on commercial real estate US Thomas Park With prevailing sentiment that the US Federal Open Market Committee will raise short-term interest rates on Wednesday 15 March (the Fed’s third 0.25% rate hike since December 2015 and the first of three expected in 2017), real estate investors may question whether higher rates could undermine property values and operating income by raising discount rates and slowing the economy. In particular, concerns are rooted in the assumption that rising rates mean higher cap rates, which in turn can weaken property values and commercial real estate (CRE) investment performance.
Capital structuring and deployment Mike Sales We are proud to be partnering with PERE for the third instalment of a trilogy of joint publications. In this report, we talk about the best places and structures to place today's institutional capital.
THINK China: Slower but smoother growth in 2017 Asia-Pacific Harry Tan In our latest THINK China report, Harry Tan, Head of Research, Asia-Pacific, provides an overview of the Chinese economy for 2017.

We have adopted an innovative, two–pronged approach to top-down analysis, capturing both structural megatrends and tactical real estate fundamentals, to identify "future-proof" cities. This process has involved analysing cities' data, which can be explored in the map below.
